Frequently Asked Questions

Frequently Asked Questions

Evanston's rental map is organized around its train stations, and each district that grew up around a stop developed its own character. These areas stand out for renters:

Main-Dempster Mile
This southeast Evanston district runs along Chicago Avenue, Main Street, and Dempster Street and has been an official city special service area since 2015. More than 200 independently owned businesses operate here, from Brothers K Coffeehouse on Main Street to Campagnola on Chicago Avenue. Main Station sits on Hinman Avenue inside this district, a block east of the Main Street platforms and four tenths of a mile from Lee Street Beach.

Downtown Evanston and Davis Street
The city's largest business district centers on Davis Street, where a Metra station, a Purple Line stop, and more than 60 restaurants sit within a few blocks. One Rotary Center on Sherman Avenue anchors the office side of the district. It is the densest part of Evanston and the shortest walk to the south end of Northwestern's campus.

Central Street
On the north side of the city, Central Street offers a small-scale retail strip, its own Metra station, and access to Northwestern's athletic facilities. The older housing stock of the Ridge Historic District sits nearby. The pace here is quieter than the districts to the south, and Wilmette is a short drive north.

Northeast Evanston and the Lakefront
The blocks northeast of Northwestern's campus hold Grosse Point Lighthouse and the widest stretch of the city's park frontage. Dawes Park and Lighthouse Beach are both in this area. Housing skews toward single-family homes rather than mid-rise buildings, so apartment inventory runs thinner than it does farther south.

Evanston is a Big Ten college town, a Lake Michigan beach town, and a 28-minute train ride from downtown Chicago, which is a combination no other Illinois suburb quite matches. Four things set it apart:

Two Rail Lines Through One Suburb
Evanston is served by both the CTA Purple Line and the Metra Union Pacific North line, giving residents two rail options for getting around the area and into Chicago. At Main Station, the Purple Line stop and Main Street Metra platform are just one block apart, about a three-minute walk from each other. Metra reaches Ogilvie Transportation Center in about 28 minutes. Evanston's average Walk Score is 76, and 60202 is one of its two most walkable ZIP codes.

Nine Business Districts and 200 Businesses on One Mile
Evanston maintains nine distinct business districts, an unusual number for a city of roughly 75,000 people. The Main-Dempster Mile alone counts more than 200 independently owned shops, restaurants, and service businesses along Chicago Avenue, Main Street, and Dempster Street. The Hinman Avenue address places residents inside that district rather than a drive away from it.

Six Beaches and 76 Parks
The city operates six lakefront beaches, including Lee Street Beach four tenths of a mile from Main Station, and maintains 76 parks and 50 playgrounds across more than 300 acres of public grounds. The lakefront stretch between Lee Street Beach and Clark Street Beach covers a measured mile. Grosse Point Lighthouse still stands at the north end of the shoreline.

A Ranked Suburb With a University at Its Center
Niche ranked Evanston the 13th best suburb to live in Illinois in 2026 and the 15th best place to live in the state overall. Northwestern University sits about two miles north and remains the city's largest employer. Evanston is also the world headquarters city for Rotary International, which has operated from Evanston for more than six decades.

From Main Station, the Main-Dempster Mile begins at the corner and the lakefront is about a ten-minute walk east. Residents regularly head to:

  • Lee Street Beach
  • South Boulevard Beach
  • Evanston SPACE
  • Main-Dempster Mile shopping district
  • Robert Crown Community Center
  • Dawes Park
  • Evanston History Center at the Charles Gates Dawes House
  • Grosse Point Lighthouse
  • Ladd Arboretum
  • Double Clutch Brewing Company
  • Downtown Evanston Farmers' Market
  • Northwestern University lakefront campus

Evanston SPACE is about half a mile up Chicago Avenue, and Robert Crown sits a little over a mile west on Main Street.

Main Station sits roughly 12 miles from downtown Chicago, and the Metra Union Pacific North line covers the trip to Ogilvie Transportation Center in about 28 minutes. Evanston also carries a dense employer base of its own in health care, higher education, and professional services. Major employers within reach include:

  • Northwestern University (Evanston)
  • Endeavor Health (system headquarters in Evanston; Evanston Hospital on Ridge Avenue)
  • Saint Francis Hospital (Evanston, a member of Prime Healthcare Foundation)
  • Rotary International (world headquarters in Evanston)
  • ZS (global headquarters in Evanston)
  • Magnetar Capital (Evanston)
  • UL Research Institutes and UL Standards & Engagement (Evanston)
  • City of Evanston
  • Evanston/Skokie School District 65 and Evanston Township High School District 202
  • Northwestern Medicine (Chicago)
  • Loyola University Chicago (Lake Shore Campus in Chicago's Rogers Park)
  • Northern Trust (headquartered in Chicago)
  • McDonald's (headquartered in Chicago)
  • United Airlines (headquartered in Chicago)
  • AbbVie (headquartered in nearby North Chicago)

The Rogers Park campus and both Evanston hospitals are close enough to reach without ever touching a highway.

At Main Station, the amenity set is built around a building that stays open after the rest of the block closes:

A Fitness Center and Laundry Room That Never Close
The fitness center and the laundry center both run 24 hours, and the laundry room carries Wi-Fi so a wash cycle can double as a work session. For residents on a Metra schedule that starts before six in the morning, that timing is the whole point. Emergency maintenance answers around the clock as well.

Assigned Garage and Outdoor Parking Plus Bicycle Storage
Assigned parking is available, which matters on a residential block a short walk from two rail platforms. A separate bicycle storage room keeps frames indoors through the winter and away from lakefront weather. Additional storage lockers handle what a compact floor plan cannot absorb.

Seven-Day Package Lockers and Electronic Building Entry
The parcel locker system operates seven days a week, so a delivery arriving after business hours is still retrievable that evening. An electronic entry system controls the front door, and Main Station keeps management and maintenance on site. Rent payments and service requests run through an online resident portal.

Classic Interiors With Formal Dining Rooms and Eat-In Kitchens
Inside the apartments, several one-bedroom plans include a formal dining area, while eat-in kitchens and breakfast bars appear in select homes. Gas ranges, dishwashers, ceiling fans, air conditioning, walk-in closets, organizer shelving, and oversized windows are standard, with a mix of wood flooring and plush carpeting underfoot. The building is entirely smoke-free, and up to two pets are welcome per home with some breed and weight restrictions.
